Offer Preparation and Negotiation

Under Contract: Due Diligence and Inspections

2. Review inspection reports, identify issues, and negotiate resolutions.
3. Obtain repair receipts and sign the inspection resolution.
4. Review HOA documents, utility history, and road maintenance agreements.
5. Confirm appraisal status and address any issues.
6. Monitor loan progress and stay in constant communication with your lender.
Closing Process
1. Schedule and confirm closing times, locations, and all necessary parties.
2. Perform a final walk-through to ensure repairs are complete and the home is move-in ready.
3. Review closing documents, settlement statements, and closing figures.
4. Facilitate the transfer of keys and other property accessories.
5. Attend the closing to ensure everything runs smoothly.
Post-Closing Support
1. Provide a closing book with essential documents.
2. Ensure the deed is recorded correctly and notify you once it’s done.
3. Send your settlement statement in January for tax purposes.
4. Check in periodically to see if you need any further assistance.
